New Listings for Rancho Penasquitos came in at 31 for October, up 10% from last year! As of this posting (Nov. 4) there are 42 active listings in Rancho Penasquitos ranging in price from $898,800 to $1,700,000.

($731/SF – $201K [8%] over ask and highest recorded price for ZIP 92129)
Lowest – $874,900

As the market slows, which is typical for this time of year, I went and looked at how many homes that didn’t sell and came off the market. As expected, October has the most over the past 6 months with 15 home withdrawn. This is the result of a few factors. One; seasonal, sellers don’t want to be bothered as we approach the holidays. Two; sellers aren’t getting the interest/offers they expected so they’ll try again next year. And three; some sellers decide to rent out their homes instead to capture a steady stream of income while waiting for a stronger market.
