Zip 92127 Under Price Pressure as Listings Mount

Here’s your real estate update for Zip 92127 (including: Del Sur, 4S Ranch, Santaluz, Westwood, Rancho Bernardo and surrounding neighborhoods).

Active listings in October totaled 63, marking another month of 2025 above 60 listings. Last year had only 5 months with active listings 60+. Last month’s average price gain – in light of these elevated number of listings – appears to have succumbed to increased inventory as we hit a low for 2025 and also a low since Feb. 2024.

Single Family Homes Withdrawn from Market 2025:
October – 17 homes
September – 14 homes
August – 14 homes
July – 22 homes
June – 17 homes
May – 15 homes

At this point in 2024, there had been 87 homes withdrawn from market. From January to October 2025, there have been 101 homes, a 16% increase. During the same time period in 2023, there were 68 homes. As prices continue to flatten and stagnate, more sellers this year are reconsidering selling their home versus the past two years.

There are currently 60 homes for sale (posted 11/6/25) in ZIP 92127 ranging in price from $999,999 to $10,999,000 at an average of $3.231M and $746/SF.
