Poway Homes See Big Dip in Prices

Here’s your Poway (Zip 92064) real estate market update for single family homes.

Since June total sales continue to climb. Very rare and uncharacteristic as we head into the end of the year. October saw the most closed single family home closed sales in Poway since June 2022! The volume was up 37% vs October 2024. The usual pattern is fewer sales MOM from June to December.

Running in the opposite direction, the average price sold for Zip 92064 has dropped consistently since its peak in April. This October marks the lowest average home sales price in any given month since February 2023!

As of this posting (11/10/25) there are 61active listings on the market ranging in price from $848,000 to $9,499,000.

Months Supply continues to trend above historical average, but is down sharply from July’s 10 year high of 5.4 months! Even with this improvement, months supply has stayed near a 10 year high.

April – $1.8M
May – $1.56M
June – $1.7M
July – $1.4M
August – $1.35M
September – $1.4K
October – $1.27M

Price per square foot sold had an incredible bounce MOM (not surprising as this stat was at a 31 month low in September) of 11% and is more in the range we seen over the past 24 months

Poway Single Family Sales for September:
Highest – $2,925,000 ($536/SF)
Lowest – $635,000 ($583/SF)
