San Diego Luxury Market $2M to $5M Single Family Homes October 2025
Here’s your luxury ($2M-$5M) single family home real estate update for San Diego County.
This segment of the market in San Diego is best compared on a Price Per Square Foot basis monthly trending and YOY. At $959/SF sold were trending down Month Over Month and Year Over Year, but still in the range we’ve been seeing for 2025, about $950 to $1000/SF.
There were 165 single family homes closed last month, up nominally from Oct. 2024. Another 158 homes went into escrow in October.
Average Days Active on Market is Elevated
(it’s bounces around between 20-40 days since 2021):

June – 32 Days
July – 36 Days
August – 41 Days
September – 50 Days
October – 48 Days
