San Diego Real Estate – History Made!
Here’s your ultra luxury real estate update – priced $5M+ for single family homes in San Diego County.
57 New Listings hit the market in October priced at $5M or more, which is similar to September. Active listings dropped again at this price point, making it the fourth straight monthly drop, but is still above average total number for home priced at or above $5M.
As of this posting (11/24) there are 202 homes priced at or above $5M+. Additionally, we’re are continuing to see a break in pricing, as homes in this Ultra Luxury realm sold in October at about 89% original ask price – the lowest percentage since December 2022. As you’ll see below and attached, this outsized discrepancy has been influenced by historic sales.
The three month trailing average for sales prices shows a remarkable spike! There were 8 sales over $10M in October for San Diego County. And the two highest recorded sales for San Diego happened in October – $49.9M and $53M, plus another top 10 historic closing at $24.9M.
Months Supply is at 9.5 months and is in the typical range of 8 to 10 months supply. Average Days on Market is kind of all over the map for these luxury homes. In 2025 it has been as low as 25 days and as high as 97 days. This month’s 80 days on average is a big spike from last last month. And to be honest, I don’t know how or why?
