Here’s your San Diego County real estate update for Single Family Homes.
Average Sales Price has been climbing since June of this year and as of October 2025, was at its highest level since April 2024 ($1.44M)! This really bucks the trend of pricing after we move past the prime selling season of April-August.
Without running a full analysis October was an incredible month for sales in San Diego with the two most expensive recorded homes sold! These sales are further confirmed as to skewing the rest of the market as the median price sold for October was just about $1M – the lowest median for 2025. Additionally, looking at the Average Price Per Square Foot Sold, we’re in our typical range for the last 12 months of about $640-$680/SF.
Months Supply takes another step down since this year’s peak in June, and hit its lowest level in 2025. This appears to be a byproduct of fewer homes for sale in October at 3,214 for San Diego County – again the lowest level in 2025 and down nearly 17% since Oct. ’24. New listing are seasonally down and on par YOY at 1,841 for October of this year.

Highest – $53,000,000 (Bonsall, $6,738/SF – highest recorded SFR sale in San Diego)
Lowest – $150,000 (Boulevard, $121/SF)
