Holiday Housing Chill: Sellers Waiting, Buyers Watching

Here’s your San Diego County real estate update for Single Family Homes.

Average Sales Price is elevated since June of this year and although we’re a bit off from last month, it continues to be above $1.4M! It really is astonishing that average sales price continues to be at our near all-time highs. The chart below supports this oddity.

New Listings and Active Listings continue to slow down and are both near 2025 lows. And it looks like the homes that haven’t sold are on market longer than they have been since January. This indicates that those that need to sell are weathering the slowness of the holiday season, and may be quite motivated. In general, many homes come off the market in November and back on in January to avoid the added stress of showings and open houses during the holiday season.

Months Supply takes another step down since this year’s peak in June, and hit its lowest level in 2025. This appears to be a byproduct of fewer homes for sale in October at 3,214 for San Diego County – again the lowest level in 2025 and down nearly 17% since Oct. ’24. New listing are seasonally down and on par YOY at 1,841 for October of this year.

November – 2,816 SFR (down 43% from June’s peak – typical)
October – 3,444 SFR
September – 4,043 SFR
August – 4,506 SFR
July – 4,877 SFR
June – 4,921 SFR

San Diego County Single Family Sales November 2025:
Highest – $28,000,000 (Rancho Santa Fe, $901/SF)
Lowest – $289,000 (Pine Valley, $293/SF)
