The Scarcity Play: Why San Diego’s Ultra-Luxury Inventory is Hitting a Two Year Low

San Diego Ultra-Luxury Real Estate: January 2026 Market Analysis

The San Diego ultra-luxury real estate sector—defined by single-family residences priced at $5M and above—is entering 2026 with a distinct narrative of scarcity and stabilizing values. While the broader market often feels the weight of economic shifts, the high-end coastal enclaves of La Jolla, Del Mar, and Rancho Santa Fe continue to demonstrate unique resilience.

A Surge in New Inventory Amid Record Low Supply

January brought a much-needed influx of high-end opportunities, with 53 new listings entering the market. This represents a significant rebound from the anemic 34 listings we saw in December. However, even with this fresh inventory, the total number of active listings has plummeted to 180—a near two-year low and a stark contrast to the 334 listings available just last June.

This compression of choice means that for discerning buyers, the window to secure a premier estate is narrowing.

Pricing Power Returns to Sellers

Perhaps the most telling metric for investors is the Sales-to-List Price Ratio. In October, we saw a dip where homes were selling at roughly 89% of their original ask. Today, that figure has climbed back to 95%.

For sellers, this indicates that the “wait-and-see” period for buyers is ending. Properties are being priced more accurately, and buyers are willing to move closer to the asking price to secure the right asset.

Price Per Square Foot: A Five-Year High

The value of San Diego coastal land and architecture continues to appreciate. The average price per square foot for the $5M+ segment reached $1,831/SF in January 2026. This is a massive jump from the $1,110/SF recorded in 2025 and third month in-a-row showing an increase.

The “trophy” sale of the month—a $22,500,000 cash transaction in La Jolla at a staggering $6,695/SF—underscores the fact that for the right property, capital is ready and waiting.

Strategic Takeaway

Whether you are looking to liquidate a high-value asset or add a San Diego masterpiece to your portfolio, the current data suggests a market of high demand and dwindling supply. Navigating this landscape requires more than just a search engine; it requires local expertise and a deep understanding of off-market movements.
